A building report is not enough
A standard building or LIM check does not open the array, the inverter or the DC connectors. Solar needs its own look.

If the property already has solar, you need to know it is safe and working. We inspect the electrical system (not just a glance at the roof) and leave you findings in writing.

Loose connectors, tired isolators and poor earthing are fire and shock risks. You want that known before settlement.
Panels can sit on the roof and still underperform. We check output, monitoring and whether the kit matches what was sold.
Findings in writing, with photos. Take it to the lawyer, the bank or the seller. Facts, not a sales pitch.
We inspect systems we installed and systems we did not. The job is the report, not a pitch for new panels.
A condition report before you commit, so solar is not a surprise after the keys change hands.
Show the next owner the system is safe and working. Fixes can happen on your terms, not at the eleventh hour.
Lawyers, conveyancers and family members who need a clear electrical picture, not a quote for a new system.
Panels, mounts, connectors, cabling, isolators, inverter, battery if there is one, the switchboard, monitoring and the paperwork that should sit with the system.
Condition, shading, cracks, soiling and whether the rails and fixings still hold the roof warranty line.
MC4 and like connectors, cable runs, UV damage, pinch points and signs of overheating or water ingress.
DC and AC isolators, bonding and earth continuity. The bits that keep people and the building safe.
Make, age, error history, ventilation, isolation and whether it is still supported with parts and firmware.
If there is storage, we check the unit, isolation, enclosure and how it behaves on a grid event.
Protection, labelling, export metering and whether the board is fit for the system now on the roof.
App or portal access, generation against what the site should produce and any strings that look off.
Certificates, as-builts, warranties and network approval where they exist. Gaps get named, not guessed.

Alan Gellert is a co-owner and an electrical inspector (EWRB I 254535). The report is written for settlement, not for a sales folder. You get what is safe, what needs work and what can wait.
Meet the teamTell us the address, settlement date and who installed the system if you know. We come out, check the gear and send a written report.
